Why Arcadia homes benefit from Home Watch
Arcadia properties share some traits that make a vacant home here worth checking regularly. None of them apply to every house, but they come up often:
- Seasonal owners. Many Arcadia homes are second residences, occupied for part of the year and empty for the rest.

What we check
Every visit follows the same documented checklist. In an Arcadia home, that tends to look like this:
- Irrigation and landscape: a walk through the yard looking for pooling water, wet spots, and stressed plants that suggest a leak or a failed zone.
- Interior plumbing and ceilings: signs of moisture under sinks and around fixtures, and on ceilings and walls, which matters most where newer finishes sit next to older plumbing.
- HVAC and thermostat: confirming the system is running and the house is holding its setting.
- Pool area and guest spaces: a visual check of the equipment area and any detached structure.

Home Watch for remodels and vendor access
Second-home owners often need someone local who can let a contractor in, be there when a vendor arrives, or simply notice what has changed in the house between visits. We can provide scheduled property access for your vendors and note the condition of the home on our visits, so you aren't finding out about a problem for the first time when you land.
Vendor and property access coordination is part of our Concierge plan. Hands-on oversight of a larger renovation is a different scope, handled through second-home management.

A one-time visit is $95. Standard pricing is designed for homes up to approximately 3,500 sq. ft., so larger properties or those with a guest house may be priced separately.
