Home Watch Services in the Biltmore Area

Interior and exterior checks and photo reports for Biltmore-area condos, lock-and-leave homes, and second residences — including the things an HOA doesn't see.

The Biltmore area is a mix of resort-adjacent homes, condos, and gated communities, and it has a high share of seasonal and second-residence owners. The homes here are often locked up for months at a time, with an HOA handling the outside and nobody keeping an eye on the inside. That's the gap Home Watch fills.

Lock-and-leave homes and second residences

A lock-and-leave home is built for owners who aren't there much, which makes it easy to assume it looks after itself. A few things still need a person:

  • Condos and townhomes. A leak in one unit can affect neighbors, and you may not hear about it until it's serious.
  • Gated communities. Access is controlled, so vendors, deliveries, and even your own visits can need arranging in advance.
  • Seasonal occupancy. A home that goes from lived-in to empty and back needs a check at each end, not just in the middle.
  • Mail and packages. Deliveries stacking up are one of the clearest signs a unit is empty.

HOA maintenance isn't the same as Home Watch

Associations typically look after shared and exterior areas: common landscaping, building exteriors, and similar. What happens inside your home is generally yours to monitor. Review your HOA documents for the specifics, but in most cases the following are the owner's responsibility and can go unnoticed while you're away:

  • A slow plumbing or water-heater leak inside the unit
  • An AC that has stopped cooling or is struggling in summer heat
  • A refrigerator or freezer that has failed
  • Signs of pests or moisture indoors
  • Packages and mail left at the door

We check these on a schedule and report with photos, and where something is the association's responsibility, we flag it to management.

What every visit covers

HVAC & thermostat
Exterior leak signs
Doors & windows
Fridge & freezer
Pest signs
Irrigation system
Exterior perimeter
Mail & packages
Pool-area visual check
Storm-damage observations
Roof & gutters
Water heater
Smoke detectors
Garage & gates
Landscape health
Electrical panels

The checklist is adapted to the property type: for a condo, more weight on the interior systems and less on exterior and irrigation items the HOA handles. See an example Home Watch report for the format.

Vendor and building access

When you need a repair or a service while you're away, someone has to meet the vendor and get them through the gate or past the front desk. Access coordination for vendors and keyholder support are part of our Concierge plan; see the Home Watch pricing for how the plans compare.

Plans & service area

Plans start at $149/mo (Essential), with Plus at $249/mo and Concierge at $399/mo, and there is no long-term contract. A one-time visit is $95. Biltmore sits within our core service area in Phoenix; for the wider picture, see Home Watch in Phoenix or the Home Watch overview.

Biltmore Home Watch — common questions

Often, yes. HOA maintenance generally covers shared and exterior areas, not what's happening inside your unit or house — a slow leak, a failing AC, or a warm refrigerator. Check your own HOA documents for exactly what the association covers.

Yes. We can coordinate access with building or community management for visits and for vendors you've scheduled, and flag anything that needs the association's attention.

Yes. Home Watch works the same way for a condo as for a house — we adapt the checklist to what's the owner's responsibility versus what the association maintains.

Mail and packages are observed on each visit, and a stack of deliveries can be a sign that a home is empty. If a package needs to be taken inside, tell us how you'd like it handled.
