We do a thorough interior and exterior walk-through: HVAC, plumbing, windows, doors, appliances, exterior perimeter, irrigation, and mail. Every visit ends with a detailed photo report emailed to you within a few hours.
For most snowbirds, twice a month (Essential) is the minimum — enough to catch issues before they compound. If you have a pool, complex irrigation, or a premium property, we'd suggest Standard (4x/mo) or Plus (weekly).
We document the issue immediately with photos, contact you right away, and — with your approval — coordinate the appropriate vendor. We oversee the repair from start to finish so you don't have to manage it remotely.
We focus on oversight and coordination rather than doing repairs, so we stay objective advocates for your property — sourcing the right vendor for every job rather than upselling our own labor.
Essential ($129) is great for a straightforward home and a tight travel schedule. Standard ($249) covers most snowbird needs and adds vendor coordination. Plus ($399) is for premium or complex properties that deserve weekly eyes.
