Home Watch in Arizona is priced either per visit or as a monthly plan, and the price follows how often someone visits and how much there is to inspect. At Home Wise, monthly plans run from $149 to $399 a month, and a single visit is $95. Larger or more complex properties may cost more.

Per-visit versus monthly pricing
A per-visit price suits a one-off need, like a single check during a short trip. If you're away for a season, a monthly plan is usually simpler: the schedule is set, the price is known in advance, and there are no surprises on the invoice. A monthly plan also tends to cost less per visit as the number of visits goes up. The Plus plan, for example, is $249 for four visits.
Visit frequency
How often someone checks the home is the biggest driver. A longer gap between visits means a problem can run longer before anyone sees it, which matters most in summer, with a pool, or during monsoon season. Our guide on how often to check a vacant Arizona home goes through that tradeoff.
Property size and complexity
Standard pricing is designed for homes up to approximately 3,500 sq. ft. Larger estates, guest houses, multiple structures, extensive outdoor systems, or unusually complex properties may require custom pricing based on the time required for a thorough visit.
Things that add time to a thorough inspection, and so can affect the price:
- Pools and spas. An optional pool coordination check-in is available as an add-on.
- Guest houses and detached structures. Each is a separate set of rooms and systems to inspect.
- Multiple HVAC zones and extensive irrigation. More equipment and more ground to cover.
Vendor coordination and estate-level oversight
Inspections and coordination are different jobs. The Concierge plan includes access coordination and limited vendor coordination for routine property needs. Extended on-site vendor time is billed separately as an add-on. For properties that need ongoing repair or renovation oversight, our second-home management service is scoped and quoted per property.
Storm and emergency needs
Routine visits note visible storm damage. If you want a dedicated visit after a significant monsoon storm or an urgent concern, rather than waiting for the next scheduled one, that's available as an add-on. Concierge also includes priority response after significant local weather events when scheduling permits.
